One South 1st
One South First is a 480,000 square foot mixed-use waterfront development in Williamsburg, combining interlocking residential and office towers above a three-story podium beside Domino Park.
The building leverages the complementary energy profiles of office and residential uses to capture excess heat from workspaces and reuse it in the residences while a solar-responsive, self-shading façade helps reduce cooling demand. Given its waterfront location, resiliency was a central design priority, with critical infrastructure strategically elevated to the second floor and supported by a diesel generator, a natural gas cogeneration turbine, and thermal storage to strengthen continuity of operations during disruptive events.
